The Community Living & Amenities Matrix: 10 Parameters, 1 Investment Score

A location's community score reflects the completeness of its internal infrastructure and how effectively it supports daily resident life.

How the Scoring Works

Each of the 10 parameters below is scored 0โ€“10 based on objective, measurable criteria. The model is structured in five layers: Security (gating and access control), Amenities (variety, distribution, capacity, and usage), Infrastructure (internal road quality and utilities), Spatial Design (community layout and comfort), and Lifestyle (family friendliness and social environment). Scores are averaged to produce a single Community Living Score (0โ€“10).

Perimeter control, entry points, 24/7 presence

Measures whether the community is properly gated, monitored, and controlled โ€” with consistent security presence.

High: 9โ€“10: Fully gated, 24/7 manned security, multiple controlled entry points, CCTV.

Mid: 5โ€“7: Gated with automated entry, periodic patrols.

Low: 0โ€“4: Minimal gating or security. Open access.

Variety of Amenities

Diversity of facilities: pools, gyms, sports, social spaces

A property with a Community Living Score of 8โ€“10 offers genuine internal lifestyle autonomy: residents rarely need to leave the community for daily needs, amenities are well-used and proportionally scaled, and the social ecosystem is active. This translates to premium pricing, stable long-term demand, and high rental appeal.

A score of 5โ€“7 means the community has functional amenities, but residents are likely dependent on external services for lifestyle completeness.

A score of 0โ€“4 means community amenities are marketing features rather than functional infrastructure. Your investment relies on location, not community quality.
