The Problem With Most Real Estate Decisions
Most buyers make the most significant financial decision of their lives based on: a beautiful photo, a price per square metre, and a gut feeling about the location. That's understandable โ because most brokers give them nothing better.
A property that looks cheap and simple to enter can carry risks that destroy value over 5 years. A property that seems expensive can be underpriced relative to its trajectory. Without a structured framework, you can't tell the difference. We built one.
The Octopus Evaluation Framework
10 independent matrices. Each measured on a 0โ10 scale. Each reflecting a different dimension of where and how you will live โ or invest.
How scoring works
Each matrix contains 8โ10 specific parameters. Every parameter is scored from 0 to 10 based on measurable, objective criteria โ distances, counts, presence/absence. No subjective descriptions. Scores are averaged within each matrix to produce one final block score. The 10 block scores form your complete location profile.
Golf Lifestyle
Golf infrastructure & year-round playability
Measures the density, quality, and prestige of golf infrastructure around a location.
9โ10: Golf is the core of the lifestyle. Multiple prestigious courses within minutes.
6โ8: Strong golf offer. Meaningful advantage for buyers who play regularly.
0โ5: Golf is incidental. Not suitable for golf-oriented buyers.
Sea Access & Beach Quality
Not just distance โ but daily usability
Evaluates how easily and how well a resident can actually use the coast in everyday life.
9โ10: Beach is a daily lifestyle asset. Walk there, stay all day.
6โ8: Beach is accessible and decent. A meaningful lifestyle advantage.
0โ5: Beach is technically nearby but not part of daily life.
Urban Activity & Lifestyle
Restaurants, nightlife, shopping, events
Measures how much urban energy and convenience surrounds a location on a daily basis.
9โ10: Prime urban lifestyle. You live inside it.
6โ8: Strong urban access. City life is available when you want it.
0โ5: Rural or resort-only. Urban activity requires significant travel.
Privacy & Low Density
Tranquillity, space, and absence of tourist pressure
Measures how physically private and uncommercialized a residential environment is.
9โ10: Villa country. Quiet, gated, no tourist pressure.
6โ8: Mostly residential with manageable density.
0โ5: High-density or tourist-heavy. Privacy is limited.
Community Living & Amenities
Life inside the urbanisation
Evaluates the internal infrastructure of a residential community โ how much of daily life can happen without leaving the gates.
9โ10: Full-service community. Daily life happens inside.
6โ8: Good internal offer. Complements the external location.
0โ5: Minimal community infrastructure. External dependence is high.
Family Infrastructure
Schools, healthcare, safety, daily logistics
Measures how suitable a location is for long-term family living based on external infrastructure โ not the development itself.
9โ10: Complete family infrastructure within 10โ15 min.
6โ8: Good base. Most needs covered within reasonable distance.
0โ5: Limited or absent. Requires significant compromise for families.
Accessibility & Daily Logistics
Airports, transport, time to key points
Evaluates mobility and logistical efficiency โ how easily residents can reach airports, connect to services, and move in daily life.
9โ10: Under 30 min to airport. Full daily logistics on foot or short drive.
6โ8: Acceptable. Car-based but efficient.
0โ5: Logistically isolated. High effort for daily life.
Environmental Comfort & Exposure
Microclimate, humidity, wind, building durability
Goes beyond regional climate to evaluate specific micro-location conditions that affect daily comfort, maintenance costs, and long-term durability.
9โ10: Optimal microclimate. Comfortable year-round, low maintenance costs.
6โ8: Acceptable. Minor seasonal or environmental limitations.
0โ5: Significant environmental exposure. Higher risk and maintenance burden.
International Community
Expat density, integration ease, familiar services
Measures how easily a non-Spanish buyer can integrate, communicate, and build a social life โ and how developed the international infrastructure is.
9โ10: Established international community. Integration is immediate.
6โ8: Good expat presence. Language and social barriers are manageable.
0โ5: Primarily local environment. Requires language and cultural adaptation.
Investment Potential
Capital growth, rental yield, liquidity
Evaluates the true long-term investment case: not just current value, but trajectory, demand dynamics, and exit flexibility.
9โ10: Strong investment case. Growth + yield + liquidity aligned.
6โ8: Solid investment fundamentals with selective risk.
0โ5: Weak investment thesis. Lifestyle purchase only.
Why This Matters For You
When we present a property, we don't tell you it's beautiful. We show you its score across all 10 dimensions โ and explain what drives each number. You'll understand exactly why a property priced at โฌ350,000 in one location may have stronger 10-year performance than one at โฌ220,000 in another.
Our framework doesn't remove the personal element. If golf is irrelevant to you, that matrix counts less. If your priority is family infrastructure, we weight it higher. The result is a personalised investment picture โ not a brochure.

Why I Built This System (And Why It Matters For You)
I'll be honest: my number one market is Dubai. As the world's most undervalued financial centre today, Dubai is where I allocate capital first. That makes it genuinely hard to be objective about Spain โ because the easy answer is always "just invest in Dubai."
But I created this evaluation framework precisely because of that bias. As an analyst and investor with 25 years of managing private capital โ and responsibility for other people's money โ I needed a system that forced objectivity. Not feelings. Not brochures. Numbers.
